Opportunities amid crisis: Potential Unlocked

Global funds have been playing a pivotal role in Indian real estate, accounting for a two-thirds share of total investments since 2005. Investments in Indian real estate has seen a transition in the asset classes, though corporate real estate has been the most favoured asset class followed by commercial, residential, warehousing, and logistics.

However, the pandemic has put a hold on the investment momentum in this sector, as funds went into price discovery and asset management mode. Though India has been catching up with other peers in the Asia Pacific in dealing with the pandemic, offshore investors are looking ahead to refocus their investment strategies.

Real Estate Investment Trusts (REITs) also have witnessed a strong comeback from the financial crisis, showing impressive growth potentials in response to the ever-changing market environment with the successful listing of 3 Real Estate Investments Trusts (REITs).

Defensive sectors like logistics, data centers and co-working are providing diversification options. Corporates facing liquidity issues are likely to adopt the sale and leaseback of tightly held assets.

The residential segment has witnessed high-cost credit investment strategies which have turned bad. Shadow banks saddled with these non-performing loans have been offloading them to rebalance their portfolios. Regulatory measures to provide liquidity and one-time restructuring support to those affected by pandemic are expected to provide short-term succour.

The pandemic has opened a gamut of investment options. Investors must restructure their strategies and portfolios to seek diversification across segments, regions, and investment forms in the new scenario. Investors with long-term goals are likely to partner with top developers in various segments. Opportunities in the form of distress assets are likely to be of interest for special situation funds. Listed REITs would also provide income-yielding options for investors.

As we come to terms with the pandemic in near future, Indian capital markets are up for interesting times of price discovery, asset repositioning, opportunistic deals, and the rise of alternatives.
